Frequently asked questions

Do I charge sales tax on rent?

Residential rent is generally not sales-taxed in the US, but a few states and some localities do tax it, and short-term stays usually are taxed. Leave the tax rate empty unless you know yours applies — check with an accountant if you're unsure.

What's the difference between a rent invoice and a rent receipt?

An invoice requests payment; a receipt confirms it was received. Once rent is paid, add a line like "Paid in full — received July 3" to the notes field and download the PDF again to hand over as a receipt.

How do I handle multiple units or tenants?

The form holds one invoice at a time, so fill in and download each tenant's PDF separately. Put the unit in the invoice number — OAK3-2026-07, OAK4-2026-07 — and the downloaded files sort themselves by property and month.

Can I put a late fee on a rent invoice?
