Invoicing a real estate transaction
Make each charge its own line item and put the property address and closing or file reference right in the description — "1042 Maple Ave, closing #RE-2231" reads clearly on the client's copy. A commission isn't a rate-times-quantity sum the tool works out for you, so calculate the percentage against the sale price yourself — say 3% of $450,000 — and enter the $13,500 result as a single line amount. One caveat specific to agents: commissions in most markets are paid to the brokerage and disbursed to the agent, not billed agent-to-client, so before you send a commission invoice to a buyer or seller confirm how your brokerage and your state handle it.
