Invoicing pressure washing jobs

Pressure washing prices two ways, and the form takes both. Flat per surface is cleanest for a typical residential job — one line for 'House wash (soft wash)', one for 'Driveway', one for 'Deck', each at its own price — because a homeowner reads the total as the sum of the surfaces they can see cleaned. For larger concrete or commercial flatwork, per-square-foot is easier to defend: put the area in the quantity column and your rate per square foot next to it, and the line total calculates itself. Quantities take decimals, so 2,450 sq ft or 18.5 squares work.

Keep add-ons on their own lines rather than folding them into a surface price — 'Gutter cleaning', 'Gutter brightening', 'Concrete sealing', 'Deck sealing', 'Rust and oil stain treatment' — so a client who declines the sealing this time can see exactly what it would have cost and add it next visit. Use the notes field to record which surfaces you actually treated and the before condition: 'North-facing siding had heavy algae; driveway had oil staining at the apron.' That line is what justifies the price if a client questions the bill, and what reminds you next season what the property needed.

Most pressure washing is seasonal and repeats — the same house wash every spring, a restaurant patio a few times over the summer — so the autosaved draft does real work here. Open the page on the next visit, update the invoice number and dates, adjust any surfaces that changed, and download the new PDF. Set a due date (residential jobs usually pay on completion or within a week), and put your payment details and any soft-wash or roof-cleaning warranty terms in the notes.

Start with the house wash and work outward

A spring exterior clean on a two-story house, quoted on site and priced flat per surface. Every surface is a single line at quantity 1, so the homeowner reads the invoice the way they see the property — siding, driveway, deck — instead of trying to follow an hourly count. The two add-ons stay on their own lines rather than being absorbed into the house wash price.

Everything sits at quantity 1 with its own flat price, so a customer who skips the deck this spring can see exactly what adding it back would cost.

So the homeowner can see what they paid for

  • One line per surface

Give the house wash, driveway, deck, and patio their own flat-priced lines so the homeowner can match each charge to something they can walk out and look at.

  • Add-ons kept separate

Gutter brightening, concrete or deck sealing, and rust treatment go on their own lines instead of quietly raising the wash price.

  • Area when you price by the foot

For commercial concrete and flatwork, put the square footage in the quantity column and your per-square-foot rate in the rate column — decimals are accepted.

  • Condition before you started

Record heavy algae, oxidation, or oil staining in the notes field; that line is what defends the price if the bill is queried weeks later.

  • Method and any warranty

State soft wash versus surface cleaner and any spot-return warranty period in the notes, since the form has no field for job terms.

Frequently asked questions

Should I price per surface or per square foot?

Flat per-surface pricing — a set price for the house wash, another for the driveway — is what most homeowners expect and the easiest to quote on site. Per-square-foot makes more sense for large concrete or commercial flatwork where the area drives the cost: put the square footage in the quantity column and your rate next to it. The form handles either.

How do I add gutter cleaning or sealing to a wash invoice?

Give each add-on its own line — 'Gutter cleaning', 'Concrete sealing' — at its own price, rather than raising the wash rate. A client who sees the extras itemized understands the total and can decline or add one without you re-quoting the whole job.

Do I charge sales tax on pressure washing?

It depends on the state — some tax cleaning or pressure-washing services and some don't, and sealing, which leaves a lasting product on the surface, is sometimes treated differently from washing. The Sales Tax preset applies one rate to the subtotal after any discount; if you don't collect it, leave the rate empty. Check with an accountant.

Where do I note the surfaces treated or the before condition?

In the notes field. List the surfaces you cleaned and the starting condition — heavy algae, oxidation, oil staining — so the invoice records what the price covered, since there's no dedicated field for it. The notes are also where a PO number or the property address goes for a commercial client.
